General and Technical Specifications for Apartments, Duplexes & Villas
Guarantees from Aegean Sea Properties Ltd
- 10 Years structural guarantee
- 1 Year guarantee against any defect in the construction or materials used.
- All manufacturers’ items are as per the manufacturer warranty.
General
- All buildings are designed architecturally detached from each other and each building has magnificent sea views which can not be blocked. Each building has its own entrance & garden and is located 75 to 150 metres distance from the sea.
- All buildings will be built using modern, ISO 9001:2000 approved methods and TSE (Turkish Standards Institution) approved equipment and materials
- Boundary walls abutting a pathway or road will have reinforced concrete recovered by “Natural Stones”
- Electricity and Telephone cables bordering the land for aesthetical purposes shall be placed underground
- All Villas, Duplexes and Apartment grounds and communal areas will be grassed and landscaped in accordance with the project design. There will be sufficient aesthetically pleasing lighting throughout the development to enable safe use of pathways and roads at night.
- All properties are offered with “Free Hold Title Deeds”
- All properties will have luxury open-plan kitchens in accordance with project design
- Apartment and Duplex Master Bedrooms have en-suite bathroom. All Villa Bedrooms have en-suite bathrooms.
- All properties share a large communal infinity swimming pool with a sunbathing area. Villas have a choice of optional private swimming pool
- There is refining system for garden watering and each building will have its own garden tap for watering
- Security shall be maintained by 24 hr watchman
- Shared \ communal parking will be provided around the complex area
- All properties will be connected to the municipal electricity and water supply and each property will have separate metering
- A 50 ton back up water depot with pump will be provided and connected to all properties
- Management / maintenance service will be active on site
Rough construction description & materials
- Reinforced concrete and foundation system has been made in accordance with the ground studies and 1st degree earthquake regulations
- Reinforced concrete columns and beams, floors and roof are constructed with BS 25 ready to use concrete, nervured iron, plywood mold in accordance with 1st degree earthquake standards
- Exterior Walls, will be constructed with the use of Techno Bim bricks of 19cm x 39cm x 18.5cm that offer sound insulation of 47 Rw (db) and a heat resistance coefficient of 0.8 W/m2
Damp Proofing & Insulation
- Cement-based water insulation specialist materials shall be used from foundations to roof and on the terrace and walking outdoor spaces and indoor wet spaces
- UV resistance water insulation membrane shall be applied in 2 coats over slightly sloping concrete on flat roofs and heat insulator shall be laid and then gravel shall be laid on the polyester roofing felt
- All building exterior faces shall be plastered and faced with “Natural Stone” cladding in accordance with project design
- On stone-covered faces, plaster shall be applied on block wall and then coated with 2 coats of cement-based water insulation material, alternatively, an insulation membrane is fitted to the wall prior to the stone cladding
Plumbing
- Independent water line shall be laid to each property and as specified by the Municipality an individual water meter shall be installed for each property
- The sewerage system is connected to an on-site water treatment facility to provide garden watering
- Valves, taps, fittings and jointing parts used in the water and sewerage systems shall be 1st class materials to TSE standards
- Each building will be provided with an outside tap
Electricity
- Electricity used in all properties will be 220 volt power
- Earth bonding for each property shall be laid separately to provide a safe electric installation
- For each property, there will be fitted a fuse box \ consumer unit to which all installation is connected
- A separate fuse of sufficient value for individual power washing machine, dishwashers, water heaters, ovens and air-conditioners will be installed in accordance with Association of Electric Engineers and installation regulation
- The required fuse box and cable assembly shall be installed to give consideration for the provision of extra outside lighting
- All hallways and rooms shall have minimum 4 sockets. In the bedrooms, there will be 2 wall fittings and lighting socket and a minimum of 4 sockets. In the kitchen there shall be a minimum of 8 sockets, and all sockets shall be earthed
- In the main input, there will be tri-phase leakage current relay 300 MA
- Each Apartment, Duplex or Villa will have independent telephone and TV Ariel line to certain designed rooms of the property
- Preparatory cable connection shall be made for satellite connection in certain designed rooms
- Environmental lightings shall be used in the communal landscaped areas
- Alarm system shall be available as optional extra
Heating & Cooling
- All properties will have pre prepared air conditioning pipes and electrical wiring to bedrooms and living areas
- Heating and cooling of the apartments shall be available by the use of wall mounted multi-system split air-conditioners in each room (bathroom, hall and landing excluded) with main unit to be installed on either the roof or to the rear of each building as optional extra
- Piping and cabling for a combined electric water and general heating system will be supplied for the Duplex and Villa units only. Radiators and heater unit are available as an optional extra
- Real open wood fireplaces are available for Villas only as an optional extra
Carpentry: Windows & Doors
- Front door shall be steel construction then wood covered and equipped with double-lock system
- Inner doors shall be wooden doors of good quality American panel, with full-press lockable handles
- The windows will be U.P.V.C. units double-glazed with quality locking systems and sealed units will be 4mm glass with 9mm air gap
Wall & Floor coverings
- Gypsum plaster shall be used on the inner walls and painted with satin primer and vinyl finish emulsion paint
- Bathroom walls shall be rough plaster covered with first class travertine marble tiles or first class high quality ceramic tiles
- All floorings shall be first class travertine marble tiles or high quality ceramic tiles
- Internal stairs will be covered with travertine marble stone and shall include banisters where necessary
- External stairs will be covered with non-slip stone or non-slip high quality ceramic tiles and shall include banisters where necessary
- Exterior walls shall be painted with silicon-based exterior paint or partially clad in “Natural Stone” in accordance with project design
- The ceilings shall be painted with special ceiling paints, and decorative coving will feature in accordance to the design
Kitchen
- All fitted kitchen units will be of high quality Italian design
- Required storage space and space for oven, hob, refrigerator, microwave oven, washing machine and dishwasher will be provided
- Kitchen counter \ worktop shall be Marble or Granite. First class travertine marble tiles or high quality ceramic tiles shall be laid between the kitchen cupboards and counter \ worktop
- A space and electrical point will be provided for an extractor fan over hob
Bathrooms
- All bathrooms will feature dropped suspended ceilings for fitted down-lighting
- Electrical \ mechanical extraction to bathrooms that have no opening windows
- Bathroom walls shall be tiled from floor to the ceiling where no window exists otherwise tiling will be to 1.5 Metres high
- Normal bath or fitted shower cabinet shall be installed according to the project design. Buyer can request shower (either normal size or available area) instead of bath on any design
- All bathroom sanitary-ware will be of a high quality and white in colour
- All bathrooms will feature a designer wash-hand basin arrangement
- Electric boiler shall be installed to supply hot water to the kitchen and bathrooms of Apartment, Duplex or Villa
Terraces and Balconies
- All floorings shall be first class non slip travertine or natural stone tiles or high quality non-slip ceramic tiles
- All terraces and balconies will be fitted with decorative painted metal safety railings
- A provision will be made for outside lighting on all terraces and balconies
Landscaping, Swimming Pool & Communal areas
- General landscaping design shall be made and implemented. All general planting and tree planting shall be performed according to the project design. There will be irrigation system for garden maintenance of communal areas
- Communal pathways and steps will have banisters where necessary and sufficiently lighted at night for safety purposes
- For safety, the tops of all high retaining walls shall either be extended or covered with painted metal safety railings and sufficiently lighted at night
- Swimming pools shall have cleaning system and automatic filter, disinfecting system
- There will be storage facilities for management use
- The development internal road system shall be constructed over compacted ground and covered with rough concrete to create extra wheel grip for motor vehicles
- The site shall be surrounded with an attractive “Natural Stone” wall and sympathetically lighted at night for aesthetical, safety and security purposes
Management Agreement Services
There will be a fixed price maintenance contract for the upkeep and provision of all communal facilities.
This will include as a minimum:-
- All year maintenance and cleaning of swimming pools
- All year maintenance of all communal gardens
- Common satellite dish antenna
- 24hr manned security
- UV resistance water insulation membrane shall be applied in 2 coats over slightly sloping concrete on flat roofs and then covered with polyester roofing felt.
